Selling Guide
Selling a property involves much more than simply putting it on the market. The Knights guide rightly structures the process around valuation, preparation, marketing, viewings, offers and the legal stages through to completion.
SELL WITH CONFIDENCE
A Simple Guide to Selling Your Home
01 — Property Valuation
Start with the right price
The first step is understanding what your property is worth in the current market. We’ll assess your property, its location, condition and relevant market activity to help establish a realistic and competitive asking price.
02 — Preparing Your Property
Make the right first impression
Good presentation can make a real difference when attracting potential buyers. Simple improvements such as decluttering, completing minor repairs and presenting rooms clearly can help your property stand out.
03 — Marketing Your Property
Getting your property seen
Once your property is ready, we’ll prepare the listing and market it to prospective buyers. Clear descriptions, quality photography and effective online exposure will help showcase your property and generate interest from the right audience.
04 — Viewings
Introducing serious buyers to your property
We’ll arrange viewings with prospective buyers and help manage the process efficiently. Feedback following viewings can also provide useful insight into buyer interest and help us determine the best next steps.
05 — Receiving & Negotiating Offers
Helping you make the right decision
When an offer is received, we’ll communicate it to you promptly and discuss the details with you. We’ll also help establish the buyer’s position and negotiate on your behalf, allowing you to make an informed decision before accepting an offer.
06 — Sale Agreed
Moving into the legal process
Once you’ve accepted an offer, the sale moves into the conveyancing stage. The solicitors acting for you and the buyer will begin dealing with contracts, searches, enquiries and the other legal requirements involved in transferring ownership.
07 — Exchange of Contracts
Making the sale legally binding
Once the legal work has been completed and both parties are ready to proceed, contracts are exchanged and a completion date is agreed.
At this point, the transaction becomes legally binding.
08 — Completion
Your property is sold
On completion day, the remaining purchase funds are transferred through the solicitors. Once completion has been confirmed, the keys can be released to the new owner.
Congratulations — your property is sold!
