A Simple Guide to Buying Your Home

01 — Work Out Your Budget

Know what you can comfortably afford

Before beginning your property search, it’s helpful to understand your available budget and, if you’re using a mortgage, how much you may be able to borrow.

Having your finances prepared can also put you in a stronger position when you find the right property.

02 — Start Property Search

Tell us what you’re looking for

Consider the things that matter most to you: location, property type, number of bedrooms, transport links, schools, outdoor space and, of course, your budget.

Browse our available properties and contact us when something catches your eye.

03 — Arrange a Viewing

See whether it feels like home

Once your property is ready, we’ll prepare the listing and market it to prospective buyers. Clear descriptions, quality photography and effective online exposure will help showcase your property and generate interest from the right audience.

04 — Make an Offer

Found the right property?
When you’re ready, let us know the offer you’d like to make.
We’ll present your offer to the seller and communicate between both parties while negotiations take place.

05 — Offer Accepted

Time to begin the legal process

When an offer is received, we’ll communicate it to you promptly and discuss the details with you. We’ll also help establish the buyer’s position and negotiate on your behalf, allowing you to make an informed decision before accepting an offer.

 

06 — Searches, Survey & Mortgage

Making sure everything is in order
Your solicitor will carry out the necessary searches and legal enquiries, while your mortgage lender may arrange a valuation.
You may also choose to commission an independent property survey depending on the property and your circumstances.

 

07 — Exchange of Contracts

You’re nearly there

 Once the legal work is complete, your mortgage arrangements are in place and both sides are ready, contracts can be exchanged.

A completion date will then be agreed.

 

08 — Completion & Moving Day

Welcome to your new home

On completion day, the purchase funds are transferred and, once completion has been confirmed, the property becomes yours.

Then comes the best part — collecting your keys and moving into your new home.
